The dashboard

The Dashboard is what you see when you sign into Habitia. It’s a single page that tells you the state of your portfolio at a glance: how many units you have, how many are occupied, what rent is coming in, what needs attention.

Open Dashboard in the left sidebar (or just click the Habitia logo).

The KPI grid

The 8 tiles across the top:

PropertiesTotal properties you manage.
UnitsTotal units, with % occupied below it.
Active leasesLeases currently in Active status.
Monthly rentSum of monthly rent across all active leases. Click the eye icon to hide/show — handy in public-facing screen shares.
Open work ordersTile turns red if more than 5 are open.
Active remindersTile turns yellow if there are any.
TenantsTotal tenant records on file.
Vacant unitsUnits with status Vacant. Yellow if greater than zero.

Each tile is a link — click to drill into the matching section.

Needs attention

A combined alerts card appears when there’s anything live. Common reasons it shows:

  • Active alerts — leases about to expire, asset end-of-life signals, vendor insurance about to lapse.
  • Overdue payments — tenants whose ledger balance is positive past their grace period.
  • Outstanding amount — total balance owed across all overdue leases.

Click any line to jump to the relevant page (Alerts, Tenants filtered by overdue, etc.).

Expiring soon

Pairs with Needs attention. Two sub-cards:

  • Leases expiring — leases ending within the next 90 days. Renew or prepare for move-out.
  • Vendor insurance expiring — vendors whose insurance lapses within 60 days. Get an updated certificate before dispatching them.

Owner onboarding checklist

If you’re new to Habitia, the Owner onboarding checklist card walks you through the first-time setup tasks (upload logo, add a property, connect Stripe, etc.). Each item is a link. Once everything is checked off, the card disappears.

You can dismiss it manually before completing all steps — it won’t come back.

Charts and panels

Below the KPIs and attention cards:

  • Spending by property — bar chart of where your money has gone. Tweak the range with the 30 / 90 / 365 / all selector at the top.
  • Spending by category — pie chart of the same data, broken down by work-order category (plumbing, HVAC, etc.).
  • Capex forecast — projected asset-replacement costs over the next 12 months. Driven by the Lifecycle rules.
  • Property scorecard — per-property metrics: occupancy, work-order count, net income.
  • Occupancy history — line chart of occupied vs. vacant units over the last 12 months.
  • Activity feed — chronological log of what’s happened in your org (leases activated, payments received, work orders completed).
