Inviting a co-tenant, cosigner, or guarantor

A lease can have more than one signer. Beyond the primary tenant, you can invite:

  • Co-tenants — people who’ll live in the unit alongside the primary tenant. Two roommates, a couple where both names are on the lease.
  • Cosigners — people who agree to be financially responsible if the tenant doesn’t pay, but who don’t live in the unit. Often a parent.
  • Guarantors — same idea as a cosigner. Some leases distinguish between the two; in Habitia they’re separate role labels you pick.

All three sign the same lease alongside the primary tenant. Each gets their own line on the signature roster, their own invite email, and their own signature on every required document.

When to add signers

Add signers before sending the lease for signature:

  • The lease must be in Draft, Pending signature, or Pending review status. After the lease is active, the signer list is locked.
  • You can keep adding signers while the lease is out for signature — the new ones get their own invite email; existing signatures don’t reset.
  • If you need to remove a signer who hasn’t signed yet, you can do that from the same panel.

Note: The primary tenant is set when you create the lease and can’t be removed (you’d have to delete the lease and start over). Use co-tenants for roommate scenarios — they’re peers of the primary tenant, not replacements.

1. Open the lease

From Leases, click the lease. Scroll to the Signers section. You’ll see the primary tenant listed.

2. Click Invite cosigner

The Invite cosigner button is in the top-right of the Signers card. Clicking it opens a form.

3. Fill in the signer

  • Email (required) — where Habitia sends their invite link.
  • Name (optional) — how to address them in the email.
  • Role — pick from:
    • Co-tenant — lives in the unit. Lease lists them as a primary occupant.
    • Cosigner — financially responsible, doesn’t live there.
    • Guarantor — same as cosigner but with the guarantor label. Use whichever your local lease practice uses.

Click Send invite.

4. What the signer gets

Habitia emails them a one-tap link to register and sign:

  • If they already have a Habitia account, the link drops them straight into the lease signing flow.
  • If they don’t, the link lets them register on the spot — minimal fields, no extra steps.

Either way, they end up on the signing page for this lease, see every required document, and sign each one in their own name.

Tip: If the email fails to deliver, the confirmation panel shows the raw URL with a Copy button. Send it via WhatsApp or SMS — same effect.

5. Watch progress on the roster

Once invited, each signer shows one of three badges:

  • Invite pending — email sent, they haven’t logged in yet.
  • N signed — they’ve signed some of the required documents.
  • Signed — they’ve signed all required documents.

The lease moves to Pending review only after every signer in every role has signed every required document.

Removing a signer

While the lease is still in Draft / Pending signature / Pending review, you can remove a signer who hasn’t signed yet. Click the X next to their entry and confirm. Their pending invite is invalidated immediately — the link in their email stops working.

Note: You can’t remove someone who’s already signed. If you need to, Return for changes on the lease, which voids every signature and drops the lease back to Draft. Then remove and re-send.
