Reading your statements

The portal opens on Statements — your earnings across every property managed for you. A short guided tour runs the first time you sign in; here’s the same information to keep.

The statements view

Pick a date range with the From / To fields (it starts at January 1 of the current year through today). Five totals summarize the period:

  • Collected — gross rent and fees collected on your properties.
  • Management fee — what your manager’s fee took.
  • Service charges — one-off charges (inspections, tenant placement, …).
  • Expenses — maintenance and other costs billed to the properties.
  • Your net — what’s left: yours.

Below, the table breaks the same numbers out per property, with the management fee percentage (or “Self-managed”) under each property’s name and your ownership percentage next to your share when you co-own.

Click PDF to download the statement for the selected range — useful for your records or your accountant at tax time.

Note: If the page says no properties are linked yet, your manager just hasn’t connected them — ask them to link your properties to your owner record.

Year-end tax summary

Below your statements, the Year-end tax summary card shows the calendar-year totals your accountant asks for in January: gross rents collected on your behalf (it should match the 1099-MISC your manager sends you), management fees and service charges paid (deductible — and the amount for a 1099-NEC to your manager, if one applies), expenses, and your net. Pick the year and download it as a PDF. Keep your Tax ID current under My info so your manager can file accurate forms.

Messages

One conversation, straight to your property manager — they’re notified when you write, and you’ll see their replies here. You can edit or delete your own messages.

Agreement

When your manager uploads your management agreement, it appears under Agreement with a Sign now button. You draw your signature on screen; it’s stamped into the PDF with a certificate page (date, IP, and document hash). Once your manager countersigns, the agreement shows as Executed, and you can view the signed copy anytime.

My info

Keep your name or entity, phone, and mailing address current — they appear on your statements. The Tax ID field is used for year-end tax reporting (1099). To change your email, contact your property manager.

Note: Habitia doesn’t collect your bank details in the portal. Payouts are sent by your manager the way you’ve agreed (transfer, check, ATH Móvil), and each one appears in your statement history. Your manager can also hand you a statement PDF for exactly the period each payout covers — rent collected, their fee, expenses paid on your behalf, and the net you received — so every payment arrives with its paper trail.
