Accepting ATH Móvil payments

ATH Móvil is the most common way people in Puerto Rico already pay each other. Connecting it to Habitia lets your tenants pay rent from the same app they use for everything else, and the money lands straight in your ATH Business account — no Stripe in between, no card fees, no Habitia platform fee on top.

This is the cleanest payment rail for landlords with PR tenants. We strongly recommend turning it on alongside Stripe.

Before you start

You need an ATH Business account (the merchant side of ATH Móvil). This is a separate app from the consumer ATH Móvil app most people have on their phone. If you don’t have one:

  1. Open the ATH Business app on your phone (download it from the App Store / Play Store if needed).
  2. Sign up using your business banking info.
  3. Once approved, come back here.

Note: ATH Móvil is completely separate from Stripe Connect. Stripe handles card and ACH. ATH Móvil is its own rail. You can have both connected — tenants choose which one to use at checkout.

1. Find your Public Token

  1. Open the ATH Business app.
  2. Go to Settings → Payment Button.
  3. You’ll see two tokens — a Public Token and a Private Token. Copy the Public Token (it looks like a long hex string).

Note: Don’t share or paste the Private Token anywhere. Habitia only needs the Public Token. The Private Token stays inside ATH Business and is what authorizes refunds — that’s why Habitia can’t refund ATH Móvil payments for you.

2. Paste the token into Habitia

  1. In Habitia, open Settings → Rent Payments.
  2. Scroll down to the ATH Móvil card.
  3. Click Add token.
  4. Paste the Public Token.
  5. Click Save.

The status badge flips to Active. You’re done.

3. What the tenant sees

Once you’re set up, a Pay with ATH Móvil button shows up in the tenant’s portal alongside ACH and card. Tapping it walks them through a 4-step flow:

  1. Confirm the amount. They see the rent amount.
  2. Enter their ATH Móvil phone. Defaults to the phone you have on file for them. They tap Continue.
  3. Open their ATH Móvil app. ATH Móvil sends a push to their phone — “Confirm $X payment to (your business name).” They tap Confirm inside the ATH Móvil app.
  4. Habitia finalizes. The browser shows a loading screen, then a green success screen with the reference number.

The whole flow takes 20–30 seconds for a tenant who already has the ATH Móvil app installed.

4. Where the money goes

Directly into your ATH Business account. Habitia never touches the funds. No Stripe payout, no Habitia platform fee — what the tenant pays is what you receive.

The matching payment appears on the lease’s ledger automatically, with method ATH Móvil and the reference number from the transaction.

5. Refunds — use ATH Business, not Habitia

Because Habitia doesn’t have your private token, it can’t issue refunds. If you need to return an ATH Móvil payment:

  1. Open the ATH Business app.
  2. Find the transaction by reference number (Habitia stores it on the payment row in the ledger).
  3. Issue the refund from ATH Business.
  4. In Habitia, issue a credit on the same lease so the ledger reflects what you actually owe the tenant.

When the flow fails

Common reasons a payment doesn’t complete:

  • Tenant has no consumer ATH Móvil account — they need to install the consumer ATH Móvil app first.
  • Wrong phone number — the phone they typed isn’t tied to an ATH Móvil account.
  • They didn’t tap Confirm in time — ATH Móvil cancels the request automatically after a few minutes. Tenant just retries.
  • Connection issue — Habitia shows an error and offers Try again.
